Lettings 

We will provide expert advice on the current market rent and help prepare your property for letting. Our services include guidance on safety and compliance matters, advertising your property on key websites, and installing a sign at the property. We handle applicant introductions, accompany viewings, collect holding deposits, initial rent, and tenancy deposits, and ensure rent processing while promptly advising you of any missed payments.

Rest assured, as a member of the Property Redress Scheme (PRS). This government-approved independent redress scheme gives consumers additional protection beyond that required by law. 

Management

Full Management 

  • Marketing the property: We will advertise your property across various platforms, including our own website, social media and other leading property portals.
  • Tenant sourcing and referencing: We handle all aspects of finding and vetting tenants, ensuring they meet required standards through credit checks, references, and affordability assessments.
  • Rent collection: We will manage the collection of rent on behalf of landlords, ensuring timely payments and following up on any late payments.
  • Property inspections and maintenance: We conduct regular property inspections and coordinate any maintenance or repairs needed during the tenancy, using approved contractors.
  • Legal compliance: The service ensures your property complies with relevant legal obligations, such as safety certifications and deposit registration.

Our bespoke Property Management services offer tailored solutions to meet your specific needs. Whether you own a single property or an extensive portfolio, we provide personalised management that covers everything from tenant liaison, rent collection, and maintenance coordination, to legal compliance and property inspections. We work closely with you to understand your objectives and ensure your property is managed efficiently and effectively, delivering a service that’s customised to your requirements, ensuring optimal performance and value for your investment.

Vacant Property Management

Our Vacant Property Management services are designed to safeguard your property while it remains unoccupied. We provide comprehensive security solutions, regular inspections, and maintenance to ensure the property stays in optimal condition. Our team will address any issues promptly, manage utilities, and handle any necessary repairs. Additionally, we can facilitate cleaning, garden upkeep, and monitor for any unauthorised access, giving you peace of mind that your vacant property is well-managed and protected at all times.

Fully Managed & Major Repairs and Refurbishment Works

Arranging day to day maintenance and repairs is included within the management fee. For any major repairs and refurbishment works, where the cost exceeds £500, we apply a 10% (12% incl VAT) administration and project management fee. If we are arranging extensive improvements on a property, where work exceeds £2,500, then we will look to agree a project management fee for organising the work, which will be up to a maximum of 20% (24% incl VAT) of the invoice.

    This is a fixed cost fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to, negotiating the tenancy, verifying references, undertaking Right to Rent checks and drawing up contracts. This charge is applicable per tenancy. The charge will not exceed this sum unless you request one of the specific additional services or fees set out elsewhere in this document.

    Additional fees

    International Bank Transfer Fee – When we are instructed to transfer funds overseas there will be a charge of £30

    Energy Performance Certificate (EPC)- Upon your instruction we will arrange for an energy assessor to visit the property, assess the energy rating and issue the certificate at a cost of £120.

    Non-Scheduled Attendance at Property Fee – When we are required to attend the property outside the terms of our contractual obligations, including attending for deliveries or waiting for contractors, there is a charge of £68 for the first hour and £36 for any additional hours.

    Electrical Installation Condition Report – Upon your instruction we will arrange for an electrician to visit your property and carry out the relevant safety checks. The cost of the report varies from £230 to £330 depending on the size of the property.

    Gas Safety Certificate – Upon your instruction we will arrange for a registered engineer to visit your property and carry out the relevant safety checks before issuing the certificate which will cost £108. A boiler service and gas safety certificate is a minimum of £216.

    Property Licence Application Service – Should you require a licence for your property we are able to help with the application from £350.

    Early Surrender of Tenancy – Should you agree to a tenant’s request for early termination of the tenancy, we will manage the process by preparing the necessary legal documentation and coordinating any required procedures. Please note that an administration fee of £250 will apply, and terms may vary depending on the specific circumstances of the request

    Non-Resident Landlord (NRL) Where we are required to deduct basic rate tax and account to HMRC for any Landlords who live outside the UK, as we have not received an exemption certificate from HMRC. We will charge £50 for every quarter we provide this service.
